Students and staff can look forward to a new, larger Oltman Middle School in the fall of 2018

The School Board has completed the purchase process for land previously owned by Bailey Nurseries. A 57 acre parcel of land, located at the corner of 65th Street and Geneva Ave. in Cottage Grove, was purchased at a cost of $90,000 per acre totaling $5,142,600. In the northwest corner of Cottage Grove, the land is adjacent to the city boundaries of Newport and St. Paul Park and approximately 1/2 mile south of the Woodbury and Cottage Grove border.

While site grading is underway and was progressing well, there were a couple of weeks where it was limited by wet weather and wet soils. The east side of the site - school physical education fields – and the building pad is established at sub grade. The west fields and parking lot are at sub grade as well. Utility work is underway and installation of piping is beginning.


Design Progress

The district formed a Middle School Design Team to work with the architect and construction manager in formulating the design of the new Oltman Middle School, which will accommodate as many as 1,100 students when it opens with possibility for future expansion to 1,300 student capacity. Design progress is being completed by school staff members representing each instructional discipline and support department to finalize the building footprint and gather input on everything from classroom and support space layouts, technology expectations, and security requirements, to mechanical equipment preferences, roofing alternatives, and kitchen equipment needs and layouts. There will be a third staff review prior to completing the final bid package for the school. The timeline is expected to be late February with the bid award awarded in late March.


Bids and Budgets

One of the impacts of the ongoing design effort is that the size of the building has grown from 188,000 square feet to approximately 192,000 square feet. The additional cost for the expanded size of the school is covered by the $1.5M design contingency incorporated into the project budget

Budget tracking to date with approximately 20 percent of the total costs, has the district coming in approximately $1M under budget.
